How do I make a reservation? Experience has taught us not to accept reservations over the phone. All reservations are made on a first come first serve basis, and they are only made when we receive your check, wire funds, or make a credit card payment. Instructions are listed on the right side of this page. If obtaining a certain date is important to your plans, then we strongly urge you to mail or wire us a deposit early. Procrastination can and has resulted in disappointment. What are the costs? There are three rate schedules; in-season weekly, out-of-season weekly and out-of-season weekends. Under certain circumstances, we also offer an in-season weekend rate (technically that makes four rate schedules, but who is counting?).

What happens if we cancel our reservation? Obviously, we have removed Gasparilla Villa from the market for your personal stay and other rental opportunities have been lost. If you change your plans, you need to let us know as soon as possible. We will immediately put Gasparilla Villa back on the market and try to rent it for your reserved time slot. If we are successful in obtaining a renter, then you will receive a full refund less a $75.00 cancellation fee. If we are not successful, then you will forfeit your initial deposit up to the rental amount. Any monies paid over and above the rental amount (i.e. the security deposit) will be refunded just as if you had stayed at the Villa. Refunds include the cleaning fee if it was not used. In the unlikely event you need to cancel, we will offer you a special fall discount. When will we receive our deposit back? Your Island Mate will inspect the Villa either before you leave if you are doing your own cleaning, or sometime after your departure if you opt for the cleaning service. Assuming there are no problems (and there rarely is), you will receive your deposit back within two to three weeks.
What type of deposit problems typically occur? Deposit deductions are typically made for the cleaning service because our guests change their mind or for poor cleaning. Over half of our guests do not want to clean the Villa. They figure that they are on vacation and the last thing they want to do is clean on their last day of paradise when they can soak up the sun or catch that last fish. No problem either way. For those who wish to choose the no-clean option, we have a cleaning service that charges $100. Occasionally there is a charge for minor damage or missing items, but this is not the norm. Your Island Mate judges your cleaning effort and determines any charges. The Island Mate has the final say in these matters.
A note about cleaning. For those that wish to do their own cleaning, all cleaning supplies are provided. A clean Villa means that all linens are washed (sheets and towels), the floor is mopped, carpets and furniture vacuumed, bathtub, showers, toilets, and showers are clean (including the one downstairs), kitchen counters are clean and dishes are washed and put away, sliding glass is cleaned. Experience shows that it will take one person about four hours to do the job correctly.
