In general, there are five classes of real estate on the island:

• Vacant lots. Price varies considerable depending on the size and location. Interior lots might start at $175,000 while bay front and gulf front lots are higher

• Interior homes not on the water. Depending on the house’s condition and, more importantly depending on the location, existing interior homes might start in the $300,000 range.

• Condos. Condominiums are available on the south end of the island on a limited basis. They typically start in the $300,000’s.

• Bay front homes like Gasparilla Villa. Bay front property is somewhat scarce and it may take a while for a bay front home to become available. Bay front homes with a private dock might start around $700,000.

• Beach front homes. If you love the beach, there is nothing better than a beach front home. Prices start around $800,000.

Little Gasparilla property is a solid investment. As the saying goes, they’re not making any more island property, so it is unlikely that island values will ever drop.
